Phases, and what each one commits you to
A custom home’s plumbing runs in four phases and each one is buried by the next.
Underground is all drainage and any below-slab supply, and it is set before the concrete pour. It gets tested and inspected while it is still visible, because after the pour it is under a slab.
Rough-in is everything inside the walls and floors — supply, drainage, venting, gas — installed after framing and before drywall, then inspected. Top-out is the pressure and drain testing that proves it before anything closes.
Trim is the visible work: fixtures set, valves finished, appliances connected, everything tested under real conditions. It happens late, alongside every other trade trying to finish in the same rooms.
Coordination, which is where custom homes actually go wrong
Three trades compete for the same space. Plumbing needs fall — drainage runs on gravity and cannot be rerouted around an obstacle without losing slope. HVAC needs volume, because a duct cannot be squeezed the way a wire can. Electrical is the most flexible and usually arrives last.
When nobody agrees on this in advance, the trade that gets there first takes the good route and the ones after it improvise. The improvisation is invisible until something does not drain properly or a duct has to be flattened past the point where it moves air.
Agreeing the routes before anyone starts costs a meeting. It is the highest-return hour on the job.
Getting involved at plan stage
The most useful thing we do on a custom home happens before we own any scope: reading the drawings and flagging what will not work.
Fixture locations that cannot be vented from where they are drawn. A powder room under a stair with no route for a drain that maintains slope. A kitchen island that lands between joists in a way the drainage cannot cross. Every one of those is trivial to solve on paper and expensive to solve in framing.

COMMON QUESTIONS
When should the plumbing contractor be brought in on a custom home?
At plan review, before the foundation is poured. That is when a fixture location can still be moved for free, when a conflict between the mechanical package and the structural drawings can be caught on paper, and when drain routing can be planned rather than improvised. Bringing the plumber in when it is time to dig means inheriting whatever decisions have already been made.
What happens during the underground phase?
All drainage and any supply that runs below the slab is installed, laid out against the actual foundation as built rather than as drawn, then inspected and tested before concrete is poured. It is the least visible phase and the least forgiving one, because everything after it is above concrete that has already cured.
How do you coordinate with the other trades?
Directly, and early. Plumbing, HVAC and electrical all compete for the same joist bays and the same wall cavities, and the trade that shows up first and runs wherever is convenient creates problems for everyone after it. On commercial work that coordination is formalised. We bring the same habit to residential, which mostly means agreeing who owns which space before anyone starts.
Do you work with our chosen fixtures and specifications?
Yes. Send us the specification sheets during design. Fixture selection drives rough-in dimensions, and things like wall-hung toilets, freestanding tub fillers or oversized showers have requirements that need to exist in the framing. Selections made late are the most common cause of rework on custom homes.
Can you handle a house on a well or with a septic system?
Yes, though both add coordination. Well systems bring pressure tank sizing, pump control and often treatment into scope. Septic brings a separate design and permitting path with its own inspections. Both are normal outside the metro areas and both need to be planned rather than assumed.
