On a ground-up build the plumbing contractor is either invisible or the reason everybody is standing around. The difference is almost always decided before anyone is on site — in whether the underground was laid out against the real foundation drawings, and whether somebody checked the mechanical package against the architectural one while there was still time to fix it on paper.
That coordination is what twenty-three years of commercial work actually buys you. We are used to submittals, RFIs, inspection sequencing and a GC who needs a straight answer about when a trade will be off the critical path.
